Free Roof Inspections Across the Valley
Hail, wind and the Arizona sun can damage a roof in ways you can't see from the driveway. We'll get up there, take photos, and tell you straight what we find. If your roof is fine, you'll know that too.

Most roof damage doesn't look like damage
A roof can look fine from the street and still have cracked tile, bruised shingles, or a dented vent. Usually nobody knows until the next rain finds the opening, and by then there's a stain on the ceiling.
Hail
Cracks tile and knocks the granules off shingles, often where you can't see it from below.
Wind
Lifts shingles, shifts tile out of line, and pulls at flashing.
Sun & heat
Years of UV dry out underlayment, sealants and shingles faster here than almost anywhere.
Age
Tile can outlast the underlayment under it. The tile looks fine while the layer that keeps the water out wears through.
An inspection tells you where your roof really stands, so you can fix the small stuff before it turns into the big stuff.
When it makes sense to call us
- After a hail or wind storm, especially if you're near the storm's path
- Before the rainy seasons, winter storms and monsoon
- When you see a stain on a ceiling or around a skylight or vent
- When you're buying or selling a home
- When your roof is getting older and you want to know how much life is left

What we look at on your roof
| Area | What we're looking for |
|---|---|
| Tile | Cracked, broken, chipped or slipped tile, and hairline cracks you can't see from the ground |
| Underlayment | Where it can be seen, signs that it's dried out, torn or worn through |
| Shingles | Bruising and granule loss from hail, lifted or missing shingles, worn edges |
| Flat roofs | Punctures, open seams, blisters, and low spots where water sits |
| Flashing, vents & penetrations | Dents, gaps, failed sealant around pipes, skylights and chimneys |
| Valleys & roof edges | Debris buildup, damaged metal, places water backs up |
| Signs of past leaks | Stains or soft spots. If you've seen a stain inside, show us. |

- Photos of what we find. You see what we see, without climbing up there.
- A clear answer. Your roof is fine, it needs a repair, or it's time to talk about replacing it. We tell you which and why.
- No pressure. If it's fine, we'll tell you it's fine, and a lot of inspections end that way. But the only way to be sure is to put someone on the roof and check its actual condition.
- A written proposal if work is needed, with photos of the problem areas and what we'd do about them.

Roof inspection FAQ
Is the inspection really free?
Yes. There's no charge and no obligation.
Do I need to be home?
Yes, please plan to be. Your estimator will go over what we found with you and show you the photos.
How long does it take?
Up to about an hour. Every roof is different. The size, how hard it is to get around on, and any damage we find all affect the time.
Can you tell if my roof has hail damage just by looking from the street?
Usually not. Hail damage on tile and shingles is often only visible up close, which is why we get on the roof and photograph it.
What kinds of roofs do you inspect?
Tile, shingle and flat roofs, residential and commercial.
What happens if you find a problem?
We show you the photos and explain it. If it needs work, you'll get a written proposal. Then it's your call.
What if my roof is fine?
Then we'll tell you that, and you'll have the photos to prove it.
Should I get an inspection before I buy or sell a home?
It's a good idea. You'll know the roof's condition before it comes up in negotiations.
