TILE ROOF VALLEYS
Roof valleys are found on almost every roof. With proper installation and maintenance they can last as long as any other part of the roof — a valley can often even be reused when a roof is replaced.
The main problem occurs when a valley ends on tile instead of at the roof edge, or when water volume causes it to splash or seep under tile. If the valley end is improperly placed, water sits on the underlayment rather than on top of the tile — not an immediate leak, but one that develops over time. Johnson Roofing typically sees premature underlayment failure within 10–15 years, often after the builder’s warranty has expired. When this type of leak occurs, the plywood base also usually requires replacement.
The fix is installing leak flashing at the valley end to help the rigid galvanized steel valley metal mold with the tile.
STRETCHED TILE
Stretched tile is the worst-case scenario for a tile roof leak. When tiles are installed, lines are measured out and a 1×2 piece of wood is nailed to the deck as a nailer. If any lines are spaced too far apart, the tile will not receive the required 3 inches of overlap — allowing water under the tile, rotting the underlayment, and causing leaks.
Stretching usually becomes evident only after several years, likely long after the builder warranty has expired. If only a limited row is affected, targeted removal and repair is possible. But when stretching is found in one area, it is typically found throughout the entire roof — requiring a full tear-off and redo.
TILE DEAD VALLEYS
A dead valley forms where a roof slopes downward and ends at a wall. Water collects and diverts, creating high volume on a low slope — which can work its way under tile. The proper fix is a metal channel (channel metal or valley metal) to divert the water directly off the roof.
The transition between the flat dead valley and the tile section is where Johnson Roofing finds a large percentage of leaks. And while a tile roof may have a 40-year lifespan, few are designed to last past 20 years without proper maintenance.
